What is on the sheet
Ten lines. If a line cannot be filled honestly, it says UNKNOWN next to the reason.
Address and county
Full address, parcel ID, and the county records link.
Price and terms
Asking price, down, rate, term, balloon — or "cash only".
Lien position
Payoff amount and where it came from (payoff letter or statement, dated).
Liens found
Every lien on the record, including judgements and any IRS or state lien.
Taxes
The county tax certificate figure, not an estimate.
Insurance
The quoted annual premium and the carrier, or UNKNOWN.
Rent
Signed lease or the comparables used, listed. Never a guess.
Condition
What I saw, with photos and a note of what I could not access.
The working
Payment maths and cash flow shown line by line so you can check it.
What is unknown
A short list of what I could not verify — named, not hidden.

I find and check the property
Records, liens, taxes, insurance quote, and a drive-out to look at it. Most of this work is documents.
You get one page
Before it goes to anyone else. If it does not fit your box, I do not send it — and if nothing fits in 30 days, I tell you that too.

Tell me what you actually buy. That is the whole ask — no call, no pitch, and I do not need proof of funds to put you on the list.
