How a deal reaches a buyer

Deed records, wholesaler inventory and the county books — not a list blast. I only look where a buyer I work with is actually buying.

Verify

Price, payoff, liens, taxes, insurance and rent — each one traced to a document. What I cannot verify says UNKNOWN, not a guess.

Step 3

Place

One page to the buyer whose box it fits. If it does not fit anyone, I say so instead of sending it round the list.

Run by an electrician, not a guru

I spent seven years doing industrial electronics before this — PLCs, drives, boiler-room controls. I hold a journeyman electrician licence and an AVO Certified Substation Maintenance Technician certification. Reading documents carefully turns out to be most of what this job is.

I am not a broker and not an agent. I source and qualify deals, I verify what I can, and I say what I cannot. Where a deal proceeds, I contract first and assign — never a fee on somebody else's contract.
