Send me the property. I'll tell you honestly whether I can place it.
Vacant, inherited, behind on payments, or just tired of tenants. Tell me the address and what is going on. If it fits a buyer I work with, you get a real number and real terms. If it does not, you get a no — quickly.
I do not have a fund of my own.
I place deals with buyers who do. That means I can only work on properties I believe I can place — and I would rather tell you no on day one than waste six weeks of your time.
I am not a broker or an agent.
I do not list houses and I do not represent you to a buyer for a commission. I buy — or I contract the property and assign my position, which you will see in writing and on the contract.
I will not quote you a number I cannot stand behind.
If I make an offer, it comes with the working: the repairs I costed, the rent or resale I used, and where each figure came from. If it does not work, I will tell you what it would need to.
What happens next
- I look up the property and the county records myself — you do not need to send documents yet.
- If the numbers work for a buyer I work with, I come back with a figure, the terms and the working behind them.
- If they do not, I tell you what would need to change, or that it is a no.
Nothing on this page is an offer to buy. I am not a licensed real estate broker or agent, and I do not provide legal, tax or investment advice. Where a purchase proceeds, I contract in my own name and may assign that contract — disclose this on the contract itself. If you want a listing, an agent is the right person and I will tell you so.
